Housing shapes almost everything else in Santa Monica — who can work here, who can stay here, how many people commute in, and what happens to our neighborhoods over the next twenty years. State mandates, local character, and affordability pressures all collide in the same conversation.
Where I stand
I'd rather Santa Monica plan its own growth than have it planned for us. That means being honest about where added housing genuinely fits — near transit, in underused commercial land, above ground-floor retail — while protecting the residential character that makes people want to live here in the first place.
What I'd focus on
- Housing near transit corridors and underused commercial parcels first
- Protecting long-term renters from displacement
- Predictable, faster permitting so projects don't die in process costs
- Honest public modeling of what each housing decision actually produces
